Radiant Replacements

The goal of this remodeling project was to transform a dark and narrow basement with separate rooms into an open and bright space with multiple functions. The improved lower level is now inviting and provides a theater area, bar, conversation/sleeping area, and a sound-proof space for the clients’ teenage son’s drumming practice. 

Exterior alterations by Stan Construction included changing the small sliding door to a larger door and adding a sidelight for increased natural light. Elite Landscaping created the stone wall, steps, and gate for an easy, private approach for guests.

Inside, the previous solid stair wall was changed and improved with an open railing to allow for additional light and better connection to the main level. Two existing bedrooms were reconfigured to become the theater area and drum room. The theater space was kept open, allowing the homeowners to use a large projection screen for crowds while visually widening the space. Ambience and comfort in the theater space was achieved through the leather reclining theater seats and surround sound, along with picture and baseboard pin dot lighting. The lights, sound system, and blackout shades are all controlled though use of mobile phones or iPads. A communications system with the front door allows the family to easily answer the door to guests while enjoying the basement.

Insulation made of sound board with acoustical covering provides essential sound-proofing in the basement’s drum room. Quality sound levels in the space allow an optimum recording environment for the aspiring musician.   

In the bathroom, a small acrylic shower was replaced—the shower now takes the whole width of the bathroom. Frameless glass doors visually enlarge the space, displaying the limestone-look tile with pebble accents. The open vanity adds to the visually spacious feel. 

The bar area contains the game and shuffleboard tables. The bar is set off with an arched soffit and accented with a large granite top and ledger stone side wall displaying floating wine bottles. The amenities include a large granite sink, a pop-up outlet to allow for serving hot dishes, a dishwasher, and an ice maker. The back bar includes a Wolf microwave, double sets of sub-zero refrigerator drawers and a sub-zero glass-front wine refrigerator. Cabinet storage and floating shelves with backlit LED lighting adorn a plate glass mirror. 

Finishes reflect the feeling of Montana, the family’s second home. The wood-look tile is durable and easy to care for at the patio entrance, around the bar, and in the bath. 

Warm granite colors were used as well as a dark stain on the cabinets. Furnishings were selected for their timeless appeal. The larger pieces are mostly in neutrals, with pops of turquoise and orange in the accessories and artwork. Furniture selected for the conversation area can be transformed into sleepers since the sectioned-off bedrooms were eliminated. The sofa becomes a queen-sized bed, and the oversized chair turns into a twin-sized bed.

The lower level is used by the whole family. The teenage son loves to entertain here while the parents enjoy having their friends over for a glass of wine, a movie, or a friendly game of shuffleboard. The couple’s adult sons and their families, who live out of state, feel comfortable inviting old friends over for fun-filled parties. It’s inviting, functional, and captures the needs of every age group that uses the space.

From Traditional to Contemporary

The goal in renovating this home was transforming the somewhat traditional space into a fresh, contemporary, more spacious home. The project started in the kitchen, re-facing the dingy oak cabinets with a shaker-style birch euro-hinged door stained in a deep, almost black, espresso color. The brown tumbled-porcelain tile with glass accents complimented the Persian brown granite beautifully. The craftsmen placed the same tile on the floor in a pinwheel pattern using 18”, 12”, and 6” pieces, and continued into the entry to add spaciousness and continuity.

Sleek, contemporary, cylindrical hardware adorns the cabinetry.  The cylinder shape is repeated over the island in handcrafted, contemporary pendant fixtures.

The most dramatic change to the home happened in the entry. An open staircase with iron balusters, an espresso-stained handrail, and chunky box newel posts replaced the original oak stair rail and closed staircase. In addition, the walls in the adjacent living room were completely removed. In its place stands a tall, beautiful column wrapped in stone. The fireplace was refaced in the same gorgeous stone. These changes transformed the entry from a small, compartmentalized, lackluster entry into a spacious, elegant, and luxurious foyer.

The powder room was a tiny, non-descript space with no personality. The walls needed to stay in place for structure, so we created the illusion of space through the finishes. Rectangular slate tiles, laid vertically on the vanity wall, generated height and drama. The granite vessel sink sits atop a custom marine wood finished top, flanked by custom hand painted pendants.

Beautiful Fabrica carpet in the main area and stunning contemporary window treatments added the finishing touch and transformed this home to a spacious, modern one that feels newly-constructed.

From the Ground Up

“You know what I like.”  The expression repeatedly danced off the tongue of our client throughout the months of planning and preparing that went into building her family’s new home in west Omaha.  Good thing…a tried-and-true, trusting relationship between client and designer is critical to the success of any design project. After helping this couple with a few previous homes, designer Nancy Pesavento, ASID, owner of Interiors Joan and Associates, did indeed know just what they liked.

Working with Advanced Design & Construction (ADC), Pesavento guided her clients as they navigated the transition from a woodsy, earth toned, deeply traditional home to a new, more contemporary residence.  Crisp and clean, the new home perfectly answers the client’s request for a sleek, upscale design; a home that allows them to function day in and day out; and provides comfortable, convenient living spaces.

The home’s entry is defined by an exquisite chandelier, resembling a modern flurry of iron, whirled together, setting the tone for the home’s whole design concept. A linear iron rail and custom front doors complete the space.  The focal wall in the great room, featuring a horizontal fireplace encased in natural travertine stone and flanked by natural walnut shelving, anchors the entire main living space. Perfectly accessorized, the shelves embody the home’s “less is more” attractiveness. One’s hands can’t help but to gravitate to the sumptuous fabrics that upholster the sofas, chairs, and pillows in the great room. Soft velvets, leathers, and natural textures in shades of pumice, white, charcoal gray, cerulean blue, and citron compose the home’s sophisticated color palette.

An open floor plan exposes the kitchen and dining space to the main living area in the home; and the selection of natural walnut wood with horizontal grain detailing and glass display niches creates elegant cabinetry meant to be an artistic display case. The design left no detail unattended…two colors of quartz visually separate the preparation and dining spaces of the kitchen island while allowing the surface to remain on one plane. A chrome plate under the countertop, linear hardware, sparkling pendant lights, and an architectural backsplash reinforce the home’s sleek appearance. Glass paneled pocket doors slide open to reveal a large room adjacent to the kitchen and dining area. This flex space, outfitted to function as an office, a space with extra seating, and as an entertainment hub with a bar, has proven to be invaluable to the homeowner.

Notable details like a sizable pantry disguised as part of the kitchen’s cabinetry, granite and quartz countertops that push the proverbial envelope with their thickness and shape, an elevator that will allow the homeowners to continue to enjoy both levels of the home as they age, and a myriad of materials and finishes all tie together exquisitely to give the home a cohesive, organic look.

New construction allows a design team to plan an entire home to perfectly fit and accommodate a client’s lifestyle. Not working around existing structures or components that don’t gel with new objectives makes for easier construction and evolution. When this client left an old home and metamorphosed it into a new contemporary residence, the transition was seamless…guided by a trusted friend and professional.

So Fresh, So Clean

Have the Proper Tools

Having a well-stocked cleaning caddy can make all of the difference. To fit the bill you will need the following: a window cleaner, a household ammonia for floors, a nonabrasive cleanser for general cleaning, a dilution of 4 parts water to 1 part chlorine bleach for disinfecting, a feather duster, sponges, paper towels and rags, oil soap for wood cabinets, and latex gloves.

Make that Marble Shine

Clean with a spray bottle containing warm water and one tablespoon of non-abrasive dish soap. Never use vinegar or lemon juice. The acids can cause etching. Wipe off with a hot, wet dish towel, taking care not to scrub. Lastly, buff immediately with an absorbent towel or chamois. A pool of water on the surface can leave a stain. And don’t let orange juice, wine, or coffee cup “rings of death” hang around for too long as marble surfaces stain quickly.

Mildew can be an unsightly friend in the shower. Prevent mold growth by occasionally tossing your vinyl or synthetic liner in the washing machine with laundry detergent and bleach

A Room Full of Blooms

Prevent your flowers from getting sour. Add ¼ of teaspoon of bleach to each quart of water in the vase and your beauties will stay fresh and lovely, as they are intended.

To remove a stain from a marble countertop, apply a poultice made with baking soda and water, or flour and a non-abrasive dish soap. It should be the consistency of a thick paste. Apply to the surface then cover the area with plastic wrap. After 24 hours, lift the plastic wrap and use a damp cloth to wipe away the poultice. If the area is still stained, repeat the process. For grease spots, sprinkle corn starch and allow it to absorb for 20 minutes. Wipe away with a damp cloth.

Wood Laminate Flooring

To prevent scratches that can occur from a buildup of excess hair and dirt, use a dry dust mop every few days. Do not use soap-based detergents or “mop and shine” products as they can leave a dull, luster-killing film. For a more in-depth cleaning, fill a bucket with hot water and add two tablespoons of baby shampoo or a mild liquid dish detergent. Scented or dyed dish detergents can damage the laminate or cause streaks. Soak and thoroughly wring out a mop. Excess water can distort your laminate flooring. What about those scuff marks? A common pencil eraser is your best friend here.

Pets

Pet Hair, Beware

Vacuuming up pet hair doesn’t quite do the trick. Use a long-handled window squeegee on your carpets. The rubber will loosen the embedded hair. Next, collect the clumps that accumulate. Repeat until all hair has vanished.

jLofts on the Market

Nestled among the quaint brick buildings in the heart of Omaha’s Historic Old Market sits a modern building made of glass and concrete on the corner of 13th and Jackson streets. jLofts on the Market are upscale condos that first went on the market in the spring of 2009, and according to Sandi Downing, the listing agent for the lofts, have been in high demand.

One of the major selling points of the condos is that new owners get to select the finishing touches: everything from the style of hardwood floors to the granite countertops. Downing says the newness of the building, amenities, and concierge services set it apart from other residences in the Old Market. Every loft has a balcony, high-end Bosch appliances, and large walk-in closets. The concierge services at jLofts are impressive. The property has a reception room on the main level with package delivery and reception. There are dry cleaning and laundry services available. They will check on your residence and walk your dog if needed. Shoe shine and repair, reservation booking, car washes and detailing, and valet parking are all part of the services provided. The building also boasts a fully-equipped fitness room.

This high standard of luxury comes with a price. The cheapest condo, at just over 850 sq. ft., starts at $239,000. The top-floor penthouses, with 14 ft. ceilings and more square footage than most houses—anywhere from 2,245 to over 5,000 sq. ft.—start at $750,000 and go up to $1,750,000.20130401_bs_9689_Web

Downing says that many people are drawn to the carefree lifestyle of loft living. There’s no yard work or maintenance. Plus, with a thriving social scene just blocks away, there’s always something to do. According to her, “More and more people are thinking of coming downtown,” and adds that the demographic for the building is all over the map: young and old, singles and couples, young professionals and retirees.

“A lot of things have happened in recent years in the Old Market…the Holland Center, the new stadium, the swim trials, to name a few. It’s an exciting time to live in the Old Market,” she says with a smile.20130401_bs_9686_Web

Diane Speck owns a condo at the jLofts and has resided there for almost four years. “I always loved the downtown location,” Speck says. She has lived in other downtown buildings, including The Riley Building, but was waiting for a place like her current loft to become available. She was looking for something in the Old Market that was new and provided the extensive amenities that the building offers.

“I don’t have to worry about a thing when I travel. I park my car in the garage, and I’m set,” Speck says. The concierge takes care of everything, she boasts, which provides her peace of mind.20130401_bs_9665_Web

The location is one of the major aspects that attracted her to jLofts. She is just a brief stroll from international cuisine, bars, two grocers, and the arts and entertainment district.

“Everything I need is right here within walking distance,” Speck says, adding, “I never would have made an investment of this caliber at a different location.”
